What I Inspect at a New Construction Home

Investing in a property in Cape Coral, SWFL and surrounding areas is a significant step, especially when it’s a newly constructed home. To ensure your investment is secure, hiring a new construction inspector is crucial.   

The inspection includes the following but not limited to:

  • Exterior & Site: grading and drainage, walkways and driveways, exterior walls, siding, trim, windows, doors, flashing, railings, and safety items

  • Roof System: roof covering (viewed from the ground or accessible areas), flashing, roof edges, valleys, vents, skylights, and visible installation issues

  • Structure: foundation, visible framing, beams, columns, and signs of movement or settlement

  • Plumbing: water supply and visible drain piping, fixtures, faucets, toilets, water heater, and visible leaks or installation concerns

  • Electrical: main service equipment and subpanels, visible wiring, grounding and bonding, GFCI and AFCI protection, and a representative number of outlets, switches, and fixtures

  • HVAC: heating and cooling equipment, thermostat operation, visible ductwork, and condensate drainage

  • Interior: walls, ceilings, floors, doors, windows, stairs, railings, cabinets, countertops, and a representative number of installed appliances

  • Insulation & Ventilation: attic insulation (when accessible), ventilation methods, and bathroom and kitchen exhaust fans

  • Attic (when accessible): roof framing and trusses, insulation, ventilation, visible wiring and ductwork, and moisture-related concerns

▶ Do I need an inspection on a new home?

Yes. New homes can still have defects, missed items, or installation issues. An inspection helps catch problems before closing or while the builder’s warranty is still active.


▶ Aren’t builder or city inspections enough?

No. Municipal inspections check minimum code requirements. A private inspection focuses on quality, safety, and visible workmanship concerns from a buyer’s perspective.


▶ When should I schedule a new construction inspection?

The best times are:

  • Final / pre-closing
  • 11-month warranty
    Each stage helps identify different types of issues.


▶ Will the builder allow an inspection?

In most cases, yes. Buyers are typically allowed to hire an independent inspector. It’s best to notify the builder in advance.


▶ What happens if issues are found?

You’ll receive a written report that can be shared with the builder so items can be addressed before closing or under warranty.


▶ How long does the inspection take?

Most inspections can take up to 4 hours or longer depending on the size of the home.


▶ How fast will I get my report?

Reports are usually delivered same day or within 24 hours.


▶ What areas are inspected?

All visible and accessible areas of the home, including exterior, roof, structure, plumbing, electrical, HVAC, interior, insulation, and attic spaces, following Florida Standards of Practice.


▶ Is an 11-month warranty inspection worth it?

Yes. Many issues appear after the home has settled or been lived in. This inspection helps catch problems before the builder’s warranty expires.
