We recently used Charles to perform the home inspection for a condo in Venice FL and couldn’t have been more fortunate!!! He was the consummate professional, and while focused on completing a thorough inspection, he was extremely patient with us, and entertained & answered ALL our various questions, and addressed any concerns we had. Because we had a contingency deadline to meet, it was imperative that we got his report the same day, and he completed our report in a timely manner. Charles also answer a few questions afterwards, all with the same patience and good humor. We can recommend his services without hesitation, as he consistently met and exceeded our expectations. Charles, thank you for doing such a wonderful job for us… you are the best!

Charles promptly scheduled me the next day for a wind mitigation inspection. Inspection was thorough and meticulous, resulting in an accurate and state-of-the-art report. Detailed report with photos was provided within hours through linked portal. It was a pleasure dealing with Admirable Home Inspections and would not hesitate to recommend Charles.

Exceeded expectations – thorough, diligent, and buyer-focused!
Charles exceeded our expectations. As out-of-town buyers, his attention to detail, clear explanations, and willingness to take the time needed to get things right were incredibly reassuring.
This inspection required multiple follow-up visits and a higher level of diligence than usual, and Charles never treated it like an inconvenience. He stayed patient, professional, and focused on accuracy rather than just checking boxes.
His commitment to doing things the right way gave us real confidence moving forward. We wouldn’t hesitate to recommend Charles to anyone looking for an inspector who truly looks out for the buyer.

I’ve been working with Charles for almost two years now in the Cape Coral area, and I cannot recommend him highly enough. He is, without a doubt, the most reliable and professional inspector I have partnered with. Beyond his professional competence, Charles is genuinely kind and always a pleasure to deal with. If you are looking for an inspector who is thorough, fast, reliable, and a wonderful person to work with, Charles is the one you need in the Cape Coral and Lehigh region.

We just purchased our brand new dream home in Cape Coral, therefore, we needed to hire a home inspector. I was referred by my brother and my real estate agent to call Admirable Home Inspections, LLC, and speak to Charles Marchese. I called and spoke to Charles this past Sunday, and our house was inspected the following Tuesday. Charles was very professional and accommodating in such short notice. He is very knowledgeable and makes the whole process easy and very smooth, always saying that you can call him anytime with further questions. And boy did I have questions. After the inspection I called him and he answered and explained to me thoroughly all my questions. If you need a home inspector who is honest, professional and very knowledgeable, I highly recommend that you call Admirable Home Inspections and speak to Charles. You will see what I am talking about and you will not be sorry.

Let me start by mentioning that I’ve had my share of experiences with poorly performing inspectors – whether it be a lack of knowledge, field experience, or proper attitude. I’m a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I’m convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What’s more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports – sometimes required by insurance companies – and a lengthy phone discussion about the findings. His fee, especially when considering all that he offers, is a great deal.

Charles Marchese with Admirable Home Inspections is professional, extremely competent and the most thorough home inspector I have ever had the pleasure of working with. His communication is excellent – both in person and on-line. His report arrived within hours of the physical inspection and every question I have asked since has been responded to immediately.
I called on a Saturday to schedule the inspection and he actually answered the phone and scheduled for Monday morning! His customer service is exceptional. I highly recommend Charles for all home inspections.

Admirable Homes Inspections, run by Charles, is a quality company you can trust. After reviewing several inspection services, I chose Admirable Homes because their sample reports included cosmetic inspections. While this isn’t typically part of a standard inspection, it showed me the level of detail the company prides itself on.
There were some last-minute delays in my new construction just before the scheduled inspection, but Charles was incredibly flexible and split the job into two visits. It was very reassuring to know that every section of the house was thoroughly inspected.
A top-class service provided by Charles and Admirable Homes Inspection. Highly recommended.

UPDATE: I have just procured Charles’ services for a second inspection, and once again, he does not disappoint! The first and second times are the charms, ha ha. Another thorough inspection, at a very competitive rate! Punctual and precise! A++ once again!
From start to finish, Charles Marchese of Admirable Home Inspections, LLC is a class act! I emailed him for a quote, and he replied immediately. I then spoke with him on the phone, and he promptly fit me in a for a condo carriage home inspection. He showed up on time, as promised, and did an extremely impressive, thorough job. After the inspection, he sent me a fully-detailed and professional inspection report that included everything AND the kitchen sink (pun intended), with photos, arrows, and easy-to-follow diagrams. He also called me that same day, to go over the results with me. There were issues specified in the report and that he explained in detail to me that I never in a million years would have noticed or thought of, and I am grateful for his keen eye and expertise. I am a fully-satisfied customer, and I cannot recommend Charles and Admirable Home Inspections any more highly. A++!

Charles Provided amazing fast service.

Went with Charles for 2 inspections. One on a house that we thought we wanted but had a lot of issues that we weren’t aware of. The 2nd house we found we fell in love with and he inspected everything to a T. He was very helpful and was able to answer any questions during the inspection that came up. The report he sends back is very informative and everything is broken down for you. Would definitely recommend his service.
