A 4-Point Inspection is a focused evaluation of a home’s four major systems: Roof, Electrical, Plumbing, and HVAC. It’s often required by insurance companies, and it helps identify potential risks that could impact safety or insurability.
Here’s what a 4-Point Inspection includes:

Electrical: All electrical panels, over current protection type, main disconnect size, panel (s) age, wiring type and any deficiencies or safety concerns and condition.

HVAC: System (central air /heat), wood burning stoves/fireplaces, fuel source, age, functionality, and any deficiencies, concerns and condition.

Plumbing: General condition of plumbing fixtures and connections to appliances: Visible water supply pipe condition, type and age, leaks, water heaters, and connections and any deficiencies, safety concerns and condition.

Roof: Roof covering material, age, condition and deficiencies.
